Encon Associates were the BREEAM Assessors on the STEM Building at Sheffield Hallam University.

The Encon team worked in partnership with Houlton Construction on the Sheffield Hallam University STEM Project, which was designed by Watson batty Architects.

Synergy between the existing spaces

The BREEAM assessment was for the Atrium that had been designed to join two separate university buildings by use of a light and functional space, offering synergy between the existing spaces. The build was mainly a construct of framed glazing, to allow the light levels to remain at their maximum. It has been designed to be robust and has used materials that are very resilient to degradation to ensure longevity. The designers ensured a lot of functional adaptabilities to allow for future changes in the buildings use.

BREEAM Very Good

A high level of BREEAM Very Good was achieved, not far from achieving a rating of Excellent. Projects have either compulsory planning conditions imposed on them or in some instances the owner sets a voluntary target. BREEAM very good was the compulsory target to achieve. In many instances, the minimum is completed to ensure the target is met to keep short-term costs down. However, in the case of the STEM scheme, much more was achieved through the combination of a strong design team and being very open to the input of Encon Associates, allowing a higher score as well as keeping costs under control. The earlier a BREEAM Assessor is brought into a scheme, the more likelihood of achieving or overachieving whilst reducing costs or keeping them to a minimum.
