B Braun Warehouse Extension
Planning permission was granted for the construction of a new 16,000 square foot, portal framed extension to the existing warehouse facilities with a number of conditions prior to commencement on site and the opening of the new facility. A BREEAM Industrial Assessment was required to mitigate a condition of planning consent to achieve a BREEAM “Very Good” rating.

The Solution
By being appointed at an early stage in the design process for multiple consultancy services allowed the BREEAM assessment to run smoother at Design Stage. The client found the assessment process more cohesive when dealing with a single consultant to deliver multiple BREEAM credits, rather than a large design team with the potential for miscommunication. Due to the effective internal communication between Encon’s consultants, the turnaround times have been shorter, and the benefits of this passed on to the client.

By employing Encon Associates to deal with all aspects under one roof, rather than several consultants, the client was able to meet their planning obligations and construction program:
- Our BREEAM Assessor worked closely with the contractor design team to establish what was required to meet the required BREEAM Industrial rating.
- Our landscape architect and ecologist worked closely to assess the site and increase the ecological value in order to achieve additional BREEAM credits.
- The Traffic & Transportation team also negotiated with the local planning authority to discharge the Travel Plan condition required prior to starting work on site, and produce proposals that not only gained the highest possible BREEAM credits for ecological credits LE 03 to LE 06 but also met with the approval of Sheffield City Council to discharge the conditions of the planning approval.
Further work on assessing the energy requirements and ensuring the scheme achieved not only compliance with the BREEAM energy credits but also the rigors of the Building Regulations. Encon Associates produced an LZC assessment and detailed design for carbon reduction in this high soffit building with a high-lux requirement and were able to achieve the necessary improvements.
