Life Cycle Analysis

Assessing the environmental impact of a building’s life cycle

Life Cycle Analysis (LCA) evaluates a building’s environmental impact by examining every stage of its life cycle – from raw material extraction and construction through to operation, maintenance, and eventual disposal.

It measures a building’s embodied and operational carbon emissions by taking factors such as energy use, material sourcing, and waste generation into account. Over 10% of the total available BREEAM credits are attributed to LCA, making this assessment a key component for achieving your desired BREEAM rating.

Here at Encon Associates, we use the latest industry-approved software to perform in-depth Life Cycle Assessments for all building types. Our LCA assessments are fully aligned to BRE’s standards for BREEAM Life Cycle Impacts (Mat 01), allowing you to secure those crucial BREEAM credits. Our experienced team works with architects, project managers, and developers to help them optimise design strategies, reduce embodied carbon, and meet sustainability goals.

Life Cycle Costing

Optimising long-term building value with Life Cycle Costing

Life Cycle Costing (LCC) is an essential tool for assessing the total cost of ownership of a building.

This in-depth analysis covers every phase of a building’s life cycle from inception through to disposal, examining aspects such as material usage and construction methods. By considering long-term expenses such as energy consumption, maintenance fees, and end-of-life disposal, LCC provides a comprehensive financial outlook that allows you to identify any high-cost areas and choose more economical alternatives.

Our detailed Life Cycle Costing assessments are specifically designed to optimise your project’s financial performance and sustainability outcomes. We utilise advanced industry software to produce detailed reports, providing clear recommendations on cost-effective materials and energy-efficient systems that can greatly improve your project’s financial outcome. Our LCC assessments directly contribute to BREEAM Man 02 credits, allowing you to meet and exceed standards for industry best practice.

  • We worked with Encon Associates in order to conduct daylight modeling and secure some points for LEED and BREEAM certification – the services were conducted in a very professional manner, in time and with an affordable budget.

They were responsive with regards to our special requests related to additional paper work, required for a taxation Russian agency. Overall, my experience with the consultancy had been very positive. I would not hesitate to purchase their services again and I would recommend Encon Associates to our partners and clients.

Frequently asked questions about Life Cycle Assessments

Want to know more about the benefits of Life Cycle Assessments?
Life Cycle Analysis evaluates a building’s environmental impact throughout its entire life cycle – from construction to demolition. It measures embodied and operational carbon emissions by assessing aspects such as energy use, material selection, and waste generation.
Whilst both assessments take into account the construction, operation, maintenance, and eventual disposal of a building, they differ in the specific areas examined. Life Cycle Analysis focuses on assessing a building’s environmental impact, whilst Life Cycle Costing examines a building’s financial outlook.
These assessments both directly contribute to BREEAM credits – LCA supports BREEAM Mat 01 credits, whereas LCC supports Man 02 credits. Over 10% of available BREEAM credits are attributed to Life Cycle Analysis, making this assessment a key contributor to your overall BREEAM rating.
Life Cycle Costing should ideally be performed during the concept design stage and updated throughout the project’s entire life cycle, including the post-construction phase. This continuous evaluation ensures that cost-effective strategies are implemented at every stage.
Life Cycle Analysis enables designers, architects, and project managers to reduce their environmental impact and meet their sustainability goals. It also ensures long-term compliance with UK building regulations and certifications like BREEAM.
