Role of a BREEAM Assessor

A deep dive into the role of a BREEAM Assessor

BREEAM Assessors are highly qualified professionals who are fully licensed to certify a vast array of building types against the stringent BREEAM assessment standards. They gather evidence during the design, construction, and post-construction stages, rating a building’s overall performance against the following BRE (Building Research Establishment) criteria:

1. Energy and water use

2. Health and well-being

3. Pollution

4. Transport

5. Materials

6. Waste

7. Ecology

8. Management processes

Our licensed BREEAM Assessors at Encon Associates are here to support you throughout every stage of your BREEAM journey, from the initial Pre-Assessment through to the final certification. We will draw upon our many years of industry experience and expertise to conduct BREEAM assessments of your building, write reports for submission to the BRE, and apply for certification on your behalf. By partnering with our BREEAM Assessors, you stand the best possible chance of achieving your targeted rating.

BREEAM Assessors vs BREEAM APs

Key differences: BREEAM Assessors vs BREEAM APs

A BREEAM Assessor’s role differs greatly from that of a BREEAM AP (Accredited Professional).

A BREEAM Assessor takes on more of an ‘auditor’ role to measure a building’s environmental performance against set criteria, whereas a BREEAM AP assumes more of an ‘advisory’ position to aid developers and project managers in achieving their sustainability goals. BREEAM APs go above and beyond simply assessing the sustainability of a building, providing actionable advice on key improvement areas and setting tasks for specific team members to complete.

All of our BREEAM Assessors here at Encon Associates are also registered BREEAM APs and Sustainability Champions. We act as a true extension of your current design team, identifying opportunities for refinement and enabling you to obtain those all-important additional RIBA stage credits. By getting involved early on in the design process, our BREEAM APs can help you avoid common pitfalls and costly delays to maximise your overall BREEAM rating.

In my capacity of a new homes developer ‘Fenwood Estates Limited’ I have been working with Encon for over 10 years now. For every new site Encon have designed a full landscape scheme ticking all of the relevant planning boxes, in previous times they supported Fenwood with the roll out of the Code for Sustainable Homes across our sites and in more recent times with the Ecology and Bio Net Gain elements that we require, they have conducted surveys, reports and calculations to support all of our planning applications. The team are amazing, easy to talk to, quick to react when required and cost effective to say the least. I wouldn’t hesitate to recommend Encon Associates to anyone in the industry, they certainly give a 5 star service as a minimal!

Frequently asked questions about BREEAM

Want to know more about the benefits of BREEAM certification?
BREEAM stands for Building Research Establishment Environmental Assessment Method. Founded by the Building Research Establishment (BRE) in 1990, it has grown into a globally recognised standard and is now used in over 70 countries to assess the sustainability of buildings and infrastructure.
A BREEAM Pre-Assessment is an initial evaluation conducted early in the project planning phase. It helps identify potential sustainability credits and opportunities for improvement, ensuring your project is well-positioned to achieve the best possible BREEAM rating.
Achieving high ratings like ‘Excellent’ or ‘Outstanding’ requires careful planning and early integration of sustainability measures across all nine BREEAM categories. Engaging with a BREEAM Assessor early on in the process and conducting BREEAM pre-assessments will help you achieve your desired rating.
BREEAM certification is not mandatory for all developments. However, many local planning authorities, stakeholders, and clients may require BREEAM certification to demonstrate a building’s commitment to sustainability – particularly for larger commercial and public sector projects.
No, BREEAM is not limited to the UK. While it was originally developed in the UK, BREEAM is now an internationally recognised standard used in over 70 countries worldwide to assess the sustainability of buildings and infrastructure.
