BREEAM Pre-Assessment process

A deep dive into the BREEAM Pre-Assessment process

A Pre-Assessment is the first step in the BREEAM certification process.

This preliminary evaluation assesses areas such as energy efficiency, water usage, and material selection, providing a clear forecast for how your building may score in the full BREEAM assessment. By conducting a BREEAM Pre-Assessment, you can make informed decisions about any design changes or other additional measures that may be required to achieve your desired BREEAM rating.

At Encon Associates, we are dedicated to helping architects, developers, and project managers achieve the highest BREEAM rating possible. Our expert BREEAM APs (Accredited Professionals) can carry out BREEAM Pre-Assessments for all building types, allowing us to determine the environmental impact of your development project before any on-site work begins. Our comprehensive Pre-Assessment reports provide actionable insights on improving your predicted BREEAM rating to ensure your project is a beacon of sustainability.

BREEAM Pre-Assessment vs full assessment

Key differences: BREEAM Pre-Assessment vs full assessment

BREEAM Pre-Assessments and full assessments are essential tools for evaluating and enhancing a building’s sustainability. However, they both serve individual purposes at different stages of a project.

A BREEAM Pre-Assessment is typically conducted during the early stages of a project i.e. the planning or design phases. Its primary purpose is to provide an initial forecast of the building’s environmental potential, allowing you to gauge which BREEAM rating your project may achieve. You will receive a Pre-Assessment report that allows you to set clear sustainability goals and identify areas for improvement.

Full BREEAM assessments occur later in the project’s life cycle, usually during the construction and post-construction stages. This assessment measures the building’s sustainability performance against set BREEAM criteria, reviewing areas such as energy efficiency and resource management. Upon completing, you will be awarded a final BREEAM certification with a rating from ‘Pass’ to ‘Outstanding’.

Frequently asked questions about BREEAM

Want to know more about the benefits of BREEAM certification?
BREEAM stands for Building Research Establishment Environmental Assessment Method. Founded by the Building Research Establishment (BRE) in 1990, it has grown into a globally recognised standard and is now used in over 70 countries to assess the sustainability of buildings and infrastructure.
A BREEAM Pre-Assessment is an initial evaluation conducted early in the project planning phase. It helps identify potential sustainability credits and opportunities for improvement, ensuring your project is well-positioned to achieve the best possible BREEAM rating.
Achieving high ratings like ‘Excellent’ or ‘Outstanding’ requires careful planning and early integration of sustainability measures across all nine BREEAM categories. Engaging with a BREEAM Assessor early on in the process and conducting BREEAM pre-assessments will help you achieve your desired rating.
BREEAM certification is not mandatory for all developments. However, many local planning authorities, stakeholders, and clients may require BREEAM certification to demonstrate a building’s commitment to sustainability – particularly for larger commercial and public sector projects.
No, BREEAM is not limited to the UK. While it was originally developed in the UK, BREEAM is now an internationally recognised standard used in over 70 countries worldwide to assess the sustainability of buildings and infrastructure.
